  • What Are Your Business Hours?

    Monday, Tuesday, Thursday, Friday: 9:30 AM to 5:30 PM

    Wednesday, Saturday: By Appointment

  • When Do I Pay My Rent?

    Rent is due and payable on the 1st of the month with a grace period through the 5th of the month and can be paid via our Online Tenant Portal. Unfortunately, we do not accept cash.

  • How Do I Pay My Rent?

    Log into your online portal to pay your rent. If you are not yet registered, please create an account here!

  • How Do I Submit a Maintenance Request or How Do I Report a Repair?

    Please submit a maintenance request through the tenant portal.

    1. From the Home or Maintenance tab, click Request Maintenance.
    2. Enter a detailed description of the issue, upload one or more photos of the item needing attention, give the property manager permission to enter with their key, then click Submit Request.
  • Can I Use My Security Deposit for My Last Month of Rent?

    Unfortunalty No, late fees shall accrue and will be deducted from your security deposit refund, if any. 

  • I Can't Get into My Unit and or Lost My Keys, What Should I Do?

    Please contact your property manager through your online portal, visit your property managers office ( if applicable) or call during normal business hours. If after hours, please contact the Emergency number provided to you during your lease signing. Fees will apply.  



  • I Want to Change the Color of My Unit and Make Other Changes, May I Do This?

    Unfortunalty, no. If any alterations or other changes are made we will deduct from your security deposit

  • Can I Get an Animal?

    We love animals but not all our communities are pet friendly. Please speak to your property manager for details. 

  • I Want to Break My Lease, What Do I Do?

    Contact your property manager. The property manager will make every effort to mitigate damages, however you will still be liable for rent and other charges under the communities break lease policy.  

  • When I Move Out, How Can I Get My Security Deposit Back?

    Upon your states' legal guidelines,  the management company will send you an itemized statement and any amounts owed back to you. In Indiana, the legal limit is 45 days from the day you have tendered your possession. 



  • How to Qualify?

    How Do I Qualify for a Rental?

    Income Requirements

    Proof of stable income (e.g., pay stubs, bank statements, or a letter from your employer).

    Typically, your income should be 2.5 times the monthly rent.


    Credit Score

    We do not use a credit score, but we do look at credit history including payment history and any bankruptcies within the last 3 years. 


    Background Check

    We perform a nationwide criminal background check. 

    Please ensure there are no recent felonies or other issues of concern.


    Rental History

    A positive rental history is usually required. Be prepared to provide contact information for previous landlords and proof of on-time payments.


    Application Fee

    Expect to pay a non-refundable application fee to cover background and credit checks.


    Identification

    Valid government-issued ID (e.g., driver license or passport).


    Security Deposit

    Be ready to pay a security deposit of $500 (minimum) or equivalent to one month’s rent.


    Reservation Fee

    Expect to place a holding fee down to secure your unit once your approved. We do not hold units without this and is a first come, first serve basis. This fee is counted toward your security deposit but non refundable if you happen to change your mind.
